This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. Reference the 2018 IRC on the plans rather than the 2012 IRC. Also, reference the City of Tucson Outdoor Lighting Code. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. PLANS: 1. Existing bedrooms with altered windows require code compliance for egress, R310. Replace the 3030XO window with a door or window providing a minimum 5 SF openings and minimum 20” clear width. A 3030-casement style or larger opening is required. 2. Clarify if a manufacturer’s engineered truss or rafters are proposed for the new roof over the storage room, R106.1. A truss may not be spliced without an engineer’s design and seal. Detail #5 on sheet A-3.0 shows a rafter of undefined size, Table R802.4.1(1). The proposed roof member should extend to the interior load bearing wall. SECTIONS - DETAILS: 1. Clarify the placement of ceiling/roof insulation, R806. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. Showing the type and amount of insulation. MECHANICAL PLANS: 1. Provide demand calculations in accordance with Manual J standards, M1401.3, M1601.1. ELECTRICAL PLANS: 1. Show a smoke alarm in the bedroom and outside the doorway in the immediate vicinity with an electrical circuit, R314.3. 2. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. 3. Interior 15A & 20A circuits require combination type arc-fault circuit interrupters, E3902.16. Add notation for the smoke detectors. 4. Show a wall switch controlled light at each outdoor entrances or exits, E3903.3. 5. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Add notation to plans. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Verify if the existing hallway wall across from Master Bedroom wall (tag 3) has existing or proposed insulation, N1102.1. Show the insulation rating. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. The front and rear setbacks and setback lines are not correct, remove them from the plan. Also, review UDC Table 6.3-2.A and UDC Article 6.4.5.C.1 and correct the setbacks listed under SETBACKS. 2. Based on the Verde Meadows final plat found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=20033, there is a 30’ sidewalk, sewer, water, yard, and landscape esmt., that runs on the north end of this property. Show the easement along with the recordation information on the plan. 3. Based on the Verde Meadows final plat there is a 5’ utility easement that runs along the south end of the property. Show the easement along with the recordation information on the plan. 4. Based on the Verde Meadows final plat there is a 9’ parking easement that runs along the east side of the property. Show the easement along with the recordation information on the plan. 5. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. 6. Based on aerial photos the structure on site runs from the east property line to the west property line. Clarify if you are demolishing part of the existing structure. 7. The maximum height allowed 30’-0” is not correct. Review UDC Table 6.3-2.A and provide the correct allowed height.
