Cassidy, Planner Planning & Development Services Department – Zoning Review Section PROJECT: TC-RES-0325-01206 – Residential Building – Wall Height 6326 E Calle Bellatrix Tucson, AZ 85710 (R-1 Zoning) Building Plan Review - 1st Review TRANSMITTAL DATE: April 17, 2025 This site is in the R-1 zone (UDC 4.7.8). A single-family, detached residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9. REGARDING CODE VIOLATION: CE-VIO0225-00494. Per 6.6.2.I., the maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if: (See Figure 6.6.1-A, Height of Wall or Fence within a Side or Rear Perimeter Yard.) Per 6.6.2.I.1, at least 75% of the area above six feet in height is left unobstructed and open through the use of architectural elements, such as arches, columns, or wrought iron; 1. COMMENT: Zoning has reviewed the owner provided drawing and combined with a site visit from code enforcement, the majority of the built concrete masonry unit wall exceeds 6’-0” in height. A) EAST PROPERTY LINE: 1) 36.2’ long stretch at 6.25 feet tall. 2) 47.25’ long stretch at 6.25 feet tall. B) SOUTH PROPERTY LINE: 1) 58.5’ long stretch at 6.25 feet tall. C) WEST PROPERTY LINE: 1) 45.67’ long stretch at 6.25 feet tall. 2) 31.95’ long stretch at 6.13 feet tall. 2. COMMENT: A couple of options to consider mitigating the existing walls that exceed the 6’-0” requirement: 1) Remove the concrete masonry unit top course 2) Otherwise, leave the wall as-is a submit for a Design Development Review linked here: Zoning Administration City of Tucson and DESIGN DEVELOPMENT OPTION (DDO) APPLICATION 3. COMMENT: Per the Code Compliance site visit, a conversation with the owner revealed there was more scope of work including a 120 square foot concrete pad, for a shed, and a new porch connecting to the existing carport.
