The site is in the R-1 zone (UDC 4.7.8). An accessory dwelling unit (ADU) is permitted in the R-1 zone, subject to use-specific standard 4.9.7.B.6, .8, and .9, and 6.6.3. 1. Indicate the dimensions of the lot (78.5’ by 127’) on the site plan as depicted on the Maryvale Manor subdivision plat: https://maps-and-records.tucsonaz.gov/subdivisions/details/MP-11009&. 2. Provide a lot coverage calculation on the site plan. Lot coverage is the area of the site occupied by buildings, outdoor storage areas, and vehicular use areas, whether improved or unimproved (UDC 6.4.3.B.3). Covered porches are exempt from the lot coverage calculation (UDC 6.4.3.C.1.a.). Lot coverage shall not exceed 70% in the R-1 zone (UDC Table 6.3-2.A). 3. In addition to the two parking spaces required for the principal use, one parking space shall be provided for the accessory dwelling unit. The parking requirement may be satisfied with available on-street parking or waived if the site is within ¼ mile walking distance of a transit stop or an enhanced bike route as listed in the Bike Boulevard Master Plan (UDC 6.6.3.B.2). Indicate the locations of the required motor vehicle parking or demonstrate that the site is within ¼ mile of a transit stop or an enhanced bike route. 4. Provide a general note stating that the ADU will be developed with a high albedo level (>60 SRI) or other cool roof technology per the ICC Green Construction Code (UDC 6.6.3.B.3). 5. Perimeter yards are based on a measurement from the design grade elevation to the highest point of an exterior building wall (see UDC 6.4.5-B and Figure 6.4.5-A). Based on a wall height of 12’-8”, the required side perimeter yard is approximately 8’-5” as measured from the west lot line. The proposed side perimeter yard is 7’-0”. Based on a wall height of 12’-8”, the required rear perimeter yard is approximately 8’-5” as measured from the south lot line. The proposed rear perimeter yard is 7’-0”. Design Development Option (DDO) approval is required to reduce the side and rear perimeter yards.
