(2nd Review) TRANSMITTAL DATE: August 20, 2024 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. Until the DDO is approved Zoning cannot approve this permit. COMMENT: Per UDC Article 6.4.5.C.1.a, For single-family and duplex development, the minimum required front street perimeter yard is 20 feet measured from the street property line. The setback dimensions shown for the Existing Covered Patio encroach into the required front yard setback. A Design Development Option (DDO) must be applied for to reduce the required setback. The DDO process must be applied for and approved in order to reduce the setbacks before zoning can approve of this permit. The below paperwork can be filled out and submitted with the next submission. | 08/20/2024 | Zoning Modifications - DDO | REQUIRES RESUBMIT | 1. The submitted Design Development Option (DDO) application is incomplete. On the "Project Description and Applicant's DDO Request" page, state the reason for the setback reduction as well as how the setback reduction is specifically compatible with the immediate neighborhood. A discussion relating to the craftsmanship of the unpermitted construction is not applicable to the DDO process. 2. Per page four of paving plan I-74-017, the front street property line is located one foot behind the edge of sidewalk. Draw a dimension from the centerline of Bantam Road to the face of wedge curb location, in addition to a dimension from the face of wedge curb location to the front street property line. Refer to the paving plan for specifics: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-74-017. Please note the DDO will application will need to amended to reflect the correct dimension from the porch to the front street property line.
