| 10/29/2024 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Fernando García Planning & Development Services Department – Zoning Review Section PROJECT: TC-RES-0324-01860 – Residential Building – Addition/Alteration 2131 E Bantam Rd, Tucson, AZ 85706 Building Plan Review (3rd Review) TRANSMITTAL DATE: October 29, 2024 This site is located in the R-1 zone (UDC 4.7.8). A single-family dwelling is a permitted use in this zone. 1. (Comment) The resubmitted plans do not show the additional information regarding the front perimeter setback or street half-right-of-way as requested by Wyatt Berger in the second review. The comment is stated below: Per page four of paving plan I-74-017, the front street property line is located one foot behind the edge of sidewalk. Draw a dimension from the centerline of Bantam Road to the face of wedge curb location, in addition to a dimension from the face of wedge curb location to the front street property line. Refer to the paving plan for specifics: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-74-017. Provide updated site plan with the requested dimensions labeled. 2. The submitted site plan indicates a 14’ front street setback, but the DDO narrative indicate 13’ 1 ½”. Please clarify correct setback distance. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised site plan. If you have any questions about this transmittal, please contact Fernando L. Garcia at fernando.garcia2@tucsonaz.gov. |
