| 02/13/2026 | Residential Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Roxanne Johnston Planner PROJECT: TC-RES-0226-00533 6209 S 6th Av., Tucson, AZ 85706 Addition (1st Review) TRANSMITTAL DATE: 02/13/2026 This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Submit a Design Development Option application. As proposed, the 113 sq ft addition will encroach 1 foot into the required 5’ side setback. Both rear side setbacks for an interior lot are now 5’ for residential uses per a recent amendment to the UDC through the adoption of Ordinance 12219 (linked below). The front setback remains 20’, all measured from the respective property lines. Even with the 1 foot encroachment along the southern side, a Design Development Option is required. To submit an application for a DDO, visit www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/ddo-for-setback-and-height.pdf Submit the DDO application under the Zoning Modification sub-record that you will create. For instructions on how to apply for a sub-record, visit the following link: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/tdc-faq/new-pdfs/sub-records_071425.pdf If you have further questions regarding the DDO process, please contact Georgia Pennington at georgia.pennington@tucsonaz.gov . Once the DDO application has been deemed complete, the DDO process can take about 6 weeks. Until the application has been approved and the appeal period is over, Site Zoning is unable to approve permit TC-RES-0226-00533. Please attach a copy of the DDO decision letter with the next submittal packet. Please be aware that an impact fee may be added since the single-family residence has been constructed within the last 10 years. 2. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
