Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections.

Note the 2018 IRC reference on the plans. Remove the 2012 references from sheet #3 and 6.

Remove the construction drawings check-off sheet from the plan set.

Place the page in order of sheet numbers.

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

PLANS:

1. Provide a Roof Framing Plan (sheet #9) showing beams at removed bearing walls sized for supporting live and dead structural loads (Table R602.7(3)) or provide an engineer’s calculation, design, and seal for a performance design, R301.1.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. Clarify the ceiling/roof insulation detail showing the air-impermeable rigid insulation material adhered to either side of the roof sheathing and the batt insulation in contact with the roof material.

ELECTRICAL PLANS:

1. Show the location of a carbon monoxide detector outside of bedroom doors, R315.
2. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, R106.1.1.
3. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3.
4. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Add notation to plans.

Provide a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. The plot plan shall be drawn at an engineering scale, i.e. 1”=10’, 1” = 20’.
b. The lot coverage calculation is not correct. Based on the numbers provided the total lot coverage should be 2,316 and the percent of coverage should be 30.9%
c. Provide a dimension from the center line of both streets to the face of curb, where pavement meets the concreate curb and from the face of curb to the property line. Per Construction Plan I-80-036 sheet 4 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-80-036, the distance from center line of Melridge St. to the face of curb is 15’ and from face of curb to the property line is 10’-0”. Per Construction Plan I-79-016 sheet 3 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-79-019, the distance from center line of Liberty Ave. to the face of curb is 17’ and from face of curb to the property line is 13’-0”.
d. Provide the zoning of this parcel and all adjacent parcels on the plot plan.
e. The provided property line dimensions on the plot plan are not correct. Review the Mission Valley Estates PH II final plat found at: https://maps-and-records.tucsonaz.gov/subdivisions/details/3811, and provide the correct dimesons. Also, the overall shape of the parcel does not match the plat.
f. Provide a perimeter yard setback dimension from the existing shed to the south property line and the height of the south wall of the shed. Minimum setback from the shed to the south property line is 6’-0”.
g. Provide a street perimeter yard setback dimension from the proposed addition to the east property line. Minimum setback is 10’-0”.

2. Once the above comments are addressed additional comments may be forthcoming.
