This site is located in the NR-1 zone (UDC 4.7.8). Accessory Dwelling Units are a permitted use in this zone (Table 4.8.4) subject to Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3.


RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans, as noted in the comments below, along with a detailed letter indicating responses to the review comments.


01. PREVIOUS COMMENT #2: After a discussion with Building Safety staff, we are considering the “balcony” an enclosed structure. This increases the total livable square footage to approximately 884 sq ft, which is over the maximum allowed size. Per UDC section 6.6.3.B.5, an ADU is limited to 75% of the gross floor area of the principal dwelling.

**FOLLOW UP TO COMMENT #2: Previous comment still stands. As you noted in the comment response letter, a second opening was added on the floor plan; however, the cross section drawing, the elevations, and the 3D rendering all show an enclosed room, not a balcony.

02. PREVIOUS COMMENT #3: Dimension the building height from design grade to the middle (between the eave and ridge) of the highest gable of the hipped roof.

**FOLLOW UP TO COMMENT #3: Previous comment still stands. Although the comment response letter indicates that this step was taken, no changes were made to the elevation drawings.

03. PREVIOUS COMMENT #7: This site is located within the Jefferson Park NPZ. Design Review is required. Please contact Gabriel Sleighter (Gabriel.Sleighter@tucsonaz.gov) for further information.

**FOLLOW UP TO COMMENT #7: Zoning cannot approve this permit application until the NPZ design review and approval.
