PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments and building ordinances for all dwellings.

Each dwelling unit with kitchen requires a separate Pima County assigned street address after Zoning approval, R319. Show Pima County assigned unit numbers at each dwelling on the site plan. https://www.pima.gov/1010/Addressing-Frequently-Asked-Questions

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

SITE PLAN:

1. Update the unit numbers to include the primary dwelling which is usually shown as unit #1.
2. Remove the “proposed” note from the building labeled as unit #2. It may be shown as “future” or “separate permit”.
3. Remove the “new 200A” electrical panel which appears to be replaced by the 400A note.

PLANS:

1. Notate a cool (white) roof finish (greater than 60 SRI) as required by the ADU provisions.
2. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1.

ELECTRICAL PLANS:

1. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity. Five devices are required for this dwelling.

OUTDOOR LIGHTING CODE

1. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.

This site is located in the NR-1 zone (UDC 4.7.8). Accessory Dwelling Units are a permitted use in this zone (Table 4.8.4) subject to Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3.


RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised plans, as noted in the comments below, along with a detailed letter indicating responses to the review comments.


01. COMMENT: The site plan shows two proposed ADUs (Unit 1 and Unit 2) that appear to vary in size and layout. The plan set includes one floor plan. Clarify if Unit 2 will be built at a separate time and under a separate permit. If it is to be built at a separate time, indicate this on the site plan.

02. COMMENT: After a discussion with Building Safety staff, we are considering the “balcony” an enclosed structure. This increases the total livable square footage to approximately 884 sq ft, which is over the maximum allowed size. Per UDC section 6.6.3.B.5, an ADU is limited to 75% of the gross floor area of the principal dwelling.

03. COMMENT: Dimension the building height from design grade to the middle (between the eave and ridge) of the highest gable of the hipped roof.

04. COMMENT: Provide setback dimensions from the existing structure to all property lines.

05. COMMENT: Add zoning classifications of the surrounding parcels, which are NR-1.

06. COMMENT: Label the centerline of Edison St, and dimension from face of curb to street property line.
