A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1.Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required setback is 6’ or 2/3 the height of the proposed exterior wall, whichever is greater, measured from the interior property line. Based on a wall height of 14’, the required setback is 9’4”, the proposed setback is 8’. A Design Development Option (DDO) will be required for the reduced setback. Zoning acknowledges a DDO application was submitted, but Zoning cannot approve of this permit until the DDO process is completed and approved.
