| 02/13/2026 | Residential Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Roxanne Johnston Planner PROJECT: TC-RES-0126-00429 3042 S Tower Rd., Tucson, AZ 85713 Guest Quarters (1st Review) TRANSMITTAL DATE: 02/13/2026 This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The proposed structure is labeled throughout the plan set as ‘sleeping quarters,’ yet it appears to be an accessory dwelling unit (ADU). Sleeping quarters do not contain a double sink, stove and full-sized refrigerator as shown on Sheet A1.0. The floorplan on Sheet A2.0 shows the double sink only and the elevations on Sheet A3.0 show a full kitchen. Here are the options for the resubmission: a. If proposing a sleeping quarters project, please revise the drawings on both sheets to show a single sink basin and eliminate the stove and refrigerator. b. If proposing an ADU, remove all references on the plan set regarding guest quarters and relabel as an ADU. Please be advised that ADU’s are assessed impact fees. As of January 01, 2026, all new residential dwelling projects will require a landscape plan. This is outlined in the City of Tucson Development Code ordinance amendment, Ordinance No. 012219, Article 7, Section 7.6.3.A., accessible at the following link: https://tucsonaz.hylandcloud.com/221agendaonline/Documents/ViewDocument/ORDINANCE%2012219.pdf?meetingId=1890&documentType=Agenda&itemId=77068&publishId=189435&isSection=false Please note that a separate landscape sheet to the plan set is not required. The landscape plan may be shown on the site plan. 2. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
