This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Comment 1 from the 01/23/2026 review was not thoroughly addressed. Although the shade sail was repositioned, it still encroaches more than 10’ into the 20’ required front property line. The back of the curb is not the guideline for measuring front setbacks as indicated in the response letter. The distance between the supporting pole of the shade sail to the property line is not indicated. Label the distance between the supporting pole and the front property line. Even with the new placement, a DDO is still required per Unified Development Code (UDC) 6.4.5.C.1.a.

Please attach a copy of the DDO decision letter with the next submittal packet.
