Middle Housing is a permitted use in the R-2 zone (Table 4.8-2) subject to the following use-specific standards: 4.9.7.B.6, .8, .9, & .11-.14. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. (Comment) This comment from the previous submittal was not sufficiently addressed. “Per UDC Section 4.9.7.B.11, privacy mitigation is required when multistory residences are proposed within 10 feet of a property line adjacent to existing single-story residences and the existing residences are zoned R-2 or more restrictive. The structure is proposed within 10’ of the west property line. Balconies, windows (except for clerestory and translucent windows), or any other features that overlook the rear and side yards of adjacent residences are discouraged. Privacy mitigation measures, such as the incorporation of vegetation, screening elements, walls, building placement and orientation, balcony and window placement and orientation, or other design strategies shall be incorporated.” A 6’ wall was deemed insufficient to meet privacy mitigation measures. Either adjust the position of the structure to be 10’ from the property line, or incorporate further privacy mitigation measures, like clerestory or translucent windows.
