PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

SITE PLAN:

Provide a site plan showing dimensions of buildings and utilities, R106.1.1. Show the location of all utility lines from property line to building(s) along with required alterations.

FLOOR PLAN:

1. Show window opening compliance with R310 at altered bedroom #5 providing a minimum net clear opening width of 20” and height of 24”. Show a casement window or enlarge the rough opening for a compliant slider or single-hung.

STRUCTURAL PLANS:

1. Provide complete structural (roof framing) plans showing compliance with the IRC or provide an Arizona structural engineer plan set showing performance compliance, R301.1. The (2) 2x10 ridge beam is undersized for the 16’ span.

2. Show a compliant beam over the master bedroom door assembly #16.

PLUMBING PLANS:

1. Provide complete plumbing plans showing 2018 IRC compliance, R301.1.
2. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate yard pipe for supporting the existing and proposed addition.

MECHANICAL PLANS:

1. Show heating/cooling facilities in all habitable rooms, R303.9.
2. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12.
2. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2.
3. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3.
4. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. Show a receptacle at the new wall in bedroom #5.
5. Notate interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors with combination type arc-fault circuit interrupters, E3902.16.

OUTDOOR LIGHTING CODE

Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.

NOTE: Documentation of a cost estimate from your contractor will be required if this project involves any reconstruction, repair, rehabilitation, structurally connected addition, or other improvement of an existing structure (including TIs and solar). Construction of separate builds/new structures does not require a cost estimate to be provided. Construction of new buildings require elevation one foot above the base flood elevation, which may require that the foundation of the building be raised as much as two feet above the existing elevation onsite. Storage buildings with no utilities may be wet floodproofed using flood vents. For all new construction buildings, two elevation certificates must be filled out by a registered land surveyor and submitted to the City, one before the foundation is poured and one after construction is completed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.


1. COMMENT: Provide a Lot Coverage Calculation to the Cover Sheet that meets the standard found on the Residential Plot Plan requirements found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/residential-permits/residential_plot_plan_requirements.pdf

The Lot Coverage Calculation provided is the same for both “Existing Site Plan” and “New Site Plan”.

2. COMMENT: Aerial imagery shows a few structures on the property that are not represented on the site plan. Specifically the structures on the western boundary of the property and shade structures. These need to be added to the site plan, and if over 200 square feet need to be included in the lot coverage calculation.

3. COMMENT: Per UDC Article 6.3-2.A, the required setback in the R-1 zone is the greater of 6 feet or 2/3 the height of the proposed building wall.

Per UDC Article 6.4.5.C.1.a, “For single-family the minimum required front street perimeter yard is 20 feet measured from the street property line.”
Provide heights for the Shade Structures to determine the required setbacks, and provide a measurement from the street property line to the shade structure to show compliance with the required street setback.
If the proposed shade structure encroaches into the required side yard setback a neighbor’s setback waiver may be utilized to reduce the required setback. The neighbor waiver shall be signed by the property owners of Pima County Tax Parcel Number 112-04-3000. The signed neighbor waivers shall be directly pasted on the site plan and shall include the following text:
My name is ______ and I am the owner of the property located at ______. I have reviewed the site plan and I have no objection to the structure being located or construct __ feet from the property line as depicted on the site plan.

If a neighbor waiver cannot be obtained, a Design Development Option must be applied for and approved before this permit can be approved by Zoning.

4. COMMENT: Per UDC Table 6.3-2.A, the required setback in the R-1 zone is the greater of 6 feet or 2/3 the height of the proposed building wall.

Per UDC Article 6.4.5.B1-2, “The width of the perimeter yard is the distance measured horizontally from a specified point to the face of each exterior building wall at the wall’s highest point.
A vertical structural member(s) (i.e., post, column, dormer wall) supporting a roof extension from the principal structure is considered a wall for applying perimeter yard requirements.
Per UDC Article 6.4.4.A, height is the vertical distance measured from design grade.
The setback calculation provided on Sheet A3.2, needs to provide the required setback per the above standards.

If the proposed addition encroaches into the required setback, a Design Development Option must be applied for and approved before this permit can be approved by Zoning.
