This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. SITE PLAN: 1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement. SECTIONS - DETAILS: 1. Show a cross-section detail for each new exterior wall with compliant insulation, R106.1.1. 2. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5) with minimum ½” diameter anchor bolt and treated sill plates, R602.10.8 & R403.1.6. A masonry wall requires reinforcement, R609. PLUMBING PLANS: 1. Provide a complete plumbing plan in compliance with 2018 IRC. MECHANICAL PLANS: 1. Show any mechanical alterations. ELECTRICAL PLANS: 1. Provide a complete electrical plan in compliance with 2018 IRC. OUTDOOR LIGHTING CODE 1. Show new outdoor fixtures as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Tucson is in climate zone 2B. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and framed walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show a means of achieving the prescriptive values at each assembly on the plans or show overall compliance if using less than prescribed component values by providing a RES check calculation. | 02/14/2023 | Site Zoning | REQUIRES RESUBMIT | FROM: Paul Camarena PDSD Zoning Review Section PROJECT: TC-RES-0123-02267 933 N MILLER DR Zoning R-1 TRANSMITTAL DATE:February 14, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1.COMMENT: Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This shall in include: a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. (Lot coverage must include vehicular use area whether improved or unimproved) b. Zoning of adjacent parcels c. All Utility lines d. Property line distances e. Setback dimensions. 2.COMMENT. The Pima County Assessor’s effective construction date for your building or structure is 1970. The actual construction date may be earlier. Buildings, portions of buildings or structures that are 50 years of age or older must be architecturally documented prior to demolition. Documentation will be reviewed and approved by the Historic Preservation Office before a permit is issued. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 10’-0” the required perimeter yard setback from the proposed addition to the north property line is 6’-8”, the proposed setback is 4’-0”. A Design Development Option (DDO) will need to be processed and approved to reduce the setback. | 02/14/2023 | Zoning Modifications - DDO | REQUIRES RESUBMIT | Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear setbacks are six feet or 2/3 the height of the proposed wall, whichever is greater, measured from the property line. Based on a wall height of 10'-0", the required setback measured from the north lot line is 6'-8"; proposed setback is 4'-0". Design Development Option (DDO) approval is necessary to reduce this setback requirement. The DDO application and requirements can be found here: https://www.tucsonaz.gov/files/pdsd/forms/2019_DDO_for_Setback_and_Height_UDC.pdf. If a DDO is pursued, submit the completed application as "Additional/Supporting documentation" under existing activity number TC-RES-0123-02267. Ensure all Zoning review comments are addressed prior to submittal of the DDO application. Feel free to contact me once the DDO application has been submitted to begin the process. Note: the existing detached accessory structures in the rear yard do not meet the above setback requirements. Show these structures and their heights on the next set of submitted plans.
