Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval.

PLANS:

1. Show the square footage of the proposed dwelling addition, garage and patio cover.
2. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1.

SECTIONS - DETAILS:

1. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing as part of the minimum total insulation value of R-38, R806.5..

MECHANICAL PLANS:

1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A two or three bedroom dwelling of 1501 – 3000 SF requires a 60 CFM continuous setting.

ELECTRICAL PLANS:

1. Show the location of a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315.
2. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.

1.COMMENT:The Pima County Assessor’s effective construction date for your building or structure is 1924. The actual construction date may be earlier. Buildings, portions of buildings or structures that are 50 years of age or older must be architecturally documented prior to demolition. Documentation will be reviewed and approved by the Historic Preservation Office before a permit is issued.

2.COMMENT: Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This shall in include:
a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. (Lot coverage must include vehicular use area whether improved or unimproved)
b. Provide setback dimension from the south property line

2.COMMENT: Draw dimension and label the height of the new structure measured from design grade to top of wall. Provide a dimension form design grade to the peak of the roof for the south elevation. Roof overhangs can extend two feet into the perimeter yard.


3.COMMENT: The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 9’-11” the required perimeter yard setback from the proposed addition to the west property line is 6’-8”, proposed setback is 6’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback,

02/14/2023 Zoning Modifications - DDO REQUIRES RESUBMIT Provide elevations with measurements from design grade to the highest point of the exterior walls to confirm setback requirements. Per UDC 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear yard setbacks are six feet or 2/3 the height of the proposed wall, whichever is greater, measured from the property line. If the required setbacks will not be met, Design Development Option (DDO) approval is necessary.
