PROJECT: TC-MDP-1125-00736 – Residential Building – New SFR per Model Master Plan #TC-MDP-0925-00574
6240 S SPRUCE GOOSE AV TUCSON, AZ 85706 (R-2 Zoning)
Site Plan Review – 1st Review

TRANSMITTAL DATE: December 09, 2025

This site is in the R-2 Residence Zone (UDC 4.7.9). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Plan review for the above referenced single-family residence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:
The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PLANS AND ELEVATIONS OR DRAWING SET:

1. COMMENT: A note stating a ‘fence length of 125.0’ is provided but no height is provided.

Per UDC 6.6.2.I, the maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if: (See Figure 6.6.1-A, Height of Wall or Fence within a Side or Rear Perimeter Yard.).

Fences / walls up to 6'-0” allowed "by right".

Permits under 7'-0” does not require a permit. 7'-0” and taller requires a permit and the wall must be structurally engineered.

Over 6'-0” and up to 8'-0” tall - A Design Development Option (DDO) Special Application Zoning Approval Process is required. This is an Administrative Review process with public notice.

Over 8'-0” up to 10'-0” tall - A Board of Adjustment Variance is required. This is a public hearing process with public notice.

Provide the height of the fence or wall as measure from finish grade along multiple locations along the stated 125’-0” long wall run.

Email the zoning reviewer if you plan to pursue either a DDO of Board of Adjustment Variance route at jeffrey.cassidy@tucsonaz.gov and while referring to the application instructions provided below.

2. COMMENT: Per the approved TD-DEV0824-00236, dated 10/20/2025, sheet 01 of 26, Flexible Lot DP Calculations and setbacks, the front yard setback required is 20’-0”. Currently, the drawings incorrectly indicate a 19’-0” dimension from the property line to the face of the garage. Adjust SFR location accordingly.

3. COMMENT: Per UDC Table 7.4.4-1 and under the Residential Use Group and Single-Family Dwellings, 2 spaces per dwelling unit plus visitor parking required at a ratio of 0.25 space per unit. As currently shown, the driveway is 16’-0” wide +/-. Per UDC Table 7.4.6-1, a 90 degree orientation requires a 8’-6” width by 18’-0” length per stall. Thus, the driveway width would need to be 17’-0” wide. Adjust width and provide dimension.

4. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED:

1. Corrected building permit Corrected and separated documents, legal descriptions, director’s approval letter
2. Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.
3. Resubmit ALL documents (all drawings in sheet index)
