This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

Plans and Elevations or Drawing Set:

1. COMMENT: A revision (Sheet 7, elevation plan) to the previously approved TC-MDP-0525-00304 model plan was submitted along with the resubmittal for TC-MDP-1125-00712. Zoning cannot approve this permit, TC-MDP-1125-00712 until the model plan has been approved prior.

2. COMMENT: Under the original approved model permit (TC-MDP-0525-00304) building height, the setback would need to be 6’-9” of which that requirement is not currently being met. Once the revised model permit (awaiting approval in Comment #1) is reviewed and approved, the setbacks currently shown 6’-3” will meet standard under the proposed revised elevation sheet (9’0” +/-).

3. COMMENT: The plan graphic representation of the TC-MDP-0525-00304 model plan called out on the site plan does not match the floor plan on the TC-MDP-0525-00304 model plan, Sheet 2, Floor and ADA plan. Update site plan graphic to be consistent with the model floor plan.

4. COMMENT: Zoning acknowledges permits have been submitted for Lot 1 (4208 S. Kostka Av under TC-MDP-1025-00668), Lot 2 (4134 S Kostka Av under TC-MDP-1025-00669), Lot 3 (4134 S Kostka under TC-MDP-1125-00711) and Lot 4 (4126 S Kostka Av under MDP-11-25-00712), and advises the applicant to check and update, if Comments #1 and #2 (above) are applicable to those permits.

5. COMMENT: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.

The existing 6" C.A. water main under PN 027-1965 is the appropriate main to which the proposed 5/8" water meters shall be connected. No permanent buildings or habitable structures shall be constructed within the COT Water Easement shown along the east side of Lot 4. The proposed residence is correctly located outside of the easement and within the required setback lines. Any improvements within the easement must remain removable and shall not restrict Tucson Water’s access for operation and maintenance.
