TRANSMITTAL: December 3, 2024

This site is located in the R-1 zone (4.7.8). A duplex use is not a permitted use in the zones (UDC Table 4.8-2).

1. Per UDC Table 4.8-2 duplex use is not a permitted on a R-1 zoned parcel. At a minimum a Board of adjustment for Variance is required this may require a rezoning. Contact Mark Castro, phone (520) 837-4979 or email Mark.Castro@tucsonaz.gov to determine what process will be required.

2. Based on Elvira Subdivision plat found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=64033, there is a no access easement that runs around the north, east and west property lines.. Show this easements on the plot plan along with the recordation information.

3. Per the Elvira Subdivision plat General Note 9 Individual property owners will be required to submit native plant preservation plans for the approval and compliance with this subdivision’s approved native plant preservation plan.
