This site is located in the R-1 zone (4.7.8). A duplex use is not a permitted use in the zones (UDC Table 4.8-2).

1. This comment was not addressed. Per UDC Table 4.8-2 duplex use is not a permitted on a R-1 zoned parcel. At a minimum a Board of adjustment for Variance is required this may require a rezoning. Contact Mark Castro, phone (520) 837-4979 or email Mark.Castro@tucsonaz.gov to determine what process will be required.

2. This comment was not fully addressed. Provide the recordation information for the easement. Based on Elvira Subdivision plat found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=64033, there is a no access easement that runs around the north, east and west property lines.. Show this easements on the plot plan along with the recordation information.

3. Clarify why a plot plan and comments for 364 W. Elvira Rd. were submitted with this permit.
