A duplex use is not a permitted use in the zones (UDC Table 4.8-2). 1. This comment was not addressed. The permit description states “DUPLEX DUPLVAL82 T22-M0037 (Model master plan TC-MDP-0123-00341)”. Either the permit will need to be modified to a single family residence with an attached accessory dwelling unit or be withdrawn and a new permit started for a single family residence with an attached accessory dwelling unit. Per UDC Table 4.8-2 duplex use is not a permitted on a R-1 zoned parcel. At a minimum a Board of adjustment for Variance is required this may require a rezoning. Provide the recordation information for the easement. Based on Elvira Subdivision plat found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=64033, there is a no access easement that runs around the north, east and west property lines.. Show this easements on the plot plan along with the recordation information. 3. The model plan will need to be revised to clearly show that the requirement of UDC Article 6.6.3.B.4 is met.
