A duplex is a permitted use in this zone. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. (Comment) This comment was not sufficiently addressed. Lots connected through shared use of a parking lot are viewed as one integrated site. While ROW may allow the two lots shared access to the parking lot, the parking lot itself is still shared between the two lots. As the proposed site consists of three or more residential units, it is considered a commercial Multifamily Development, per UDC Section 11.3.7.A.3. A Development Package (DP) will be required, per UDC Section 3.3.3.G.2.b. Alternatively, the development may seek to follow the new Middle Housing standards, which will allow up to four residential units on one site without a DP. The Middle Housing zoning code amendment will come into effect by January 16th, 2026.
