RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a Response Letter indicating how all Site Zoning comments were addressed. 1. The proposed plan still indicates a 3’ rear setback where other permitted models to the east on E Liggins St. are in compliance with the PAD-15 rear perimeter setbacks. Comment 1 from the zoning review dated 9/23/2025 has not been addressed. Comment 1 reads: “Based on the PAD-15 Plan document (Table F: Residential Development Standards; page 63) a single-family detached residence (without a rear alley) requires a minimum 10’ rear setback. However, the Tentative Plat (DP22-0027) shows a 3’ rear setback for the 80’x35’ Typical Lot Detail (page 15). Clarify the discrepancy between the Tentative Plat and the Plan document. If the intention is to have a 3’ rear setback for this block of houses, a revision of DP22-0027 is required.” Zoning staff will not be able to approve this proposal until this issue is resolved.
