Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). 1. Provide elevation measurements for Next Upstream Manhole cover and Finished Floor Elevation. Provide Backwater valve protection as required. Backwater valve protection: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/building-code/2018_-_irc_amendments.pdf Section P3008.1 Where required. Where the finish floor elevation is less than 12 inches above the elevation of the next upstream manhole cover in the sewer, a backwater valve shall be installed in the building drain or branch of the building drain serving that floor. A Duplex is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a correct calculation. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. 2. Provide a dimension from the centerline of 24th St to the face of curb and from the face of curb to the north property line. Per Construction plan I-523 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-523, the distance from centerline to face of curb is 19.25’ and from face of curb to the property line is 12’. 3.
