Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). 1. Provide elevation measurements for Next Upstream Manhole cover and Finished Floor Elevation. Provide Backwater valve protection as required. Backwater valve protection: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/building-code/2018_-_irc_amendments.pdf Section P3008.1 Where required. Where the finish floor elevation is less than 12 inches above the elevation of the next upstream manhole cover in the sewer, a backwater valve shall be installed in the building drain or branch of the building drain serving that floor. A Duplex is a permitted use in this zone (Table 4.8-4). 1. The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a correct calculation. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. 2. Provide a dimension from the centerline of 36th St to the south property line. Also 36th is designated as an Arterial on the COT MS&R map, show the future right-of-way line and future curb & sidewalk on the plan based on the applicable cross section in the MS&R Plan. 3. As 36th is designated on the MS&R map clearly demonstrate that a vehicle can exit the vehicle parking spaces without backing out into the future right-of-way. All vehicle maneuvering must be on site. 4. The sheet index is not correct and should only include the sheet submitted. 5. Provide the zoning for all adjacent parcels on the plan.
