2. Address and update “Access Easement Seq. No. 20251770610.” The number is mislabeled and should be 20251770608.
3. Address and update TEP EASEMENT and PRIVATE SEWER EASEMENT. The Seq. No.’s provided do not exist in the Pima County Recorder’s database.
4. Show the dimensions of the proposed structures on Lot 4, Tract B. Specifically, dimensions should match the footprint of the approved master model permits (TC-MDP-0325-00178 and TC-MDP-0325-00179.)
5. TRANSMITTAL DATE: November 07, 2025

This site is in the O-3 Office Zone (UDC 4.7.15). A single-family, attached or detached dwelling is permitted use in this zone (Table 4.8-3).

Plan review for the above referenced single-family residence has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:
The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PLANS AND ELEVATIONS OR DRAWING SET:

1. COMMENT: The site plan provided is incomplete.

More Specifically:

1) Per the 0325-00179 approved model plan, zoning calculated the gross floor square footage to be closer 697 sq ft as opposed to the 701 sq ft currently depicted. Clarify and update lot coverage calculation table accordingly.

2) Per the TC-MDP-0325-00178 approved model plan, zoning calculated the gross floor square footage to be closer 994 sq ft as opposed to the 1,000 sf currently depicted. Clarify and update lot coverage calculation table accordingly.

3) Draw and label ALL setbacks: North (W Speedway Bl) = 20’-0”, East = 10’-0”, South = 10’-0”, West = 10’-0”

4) Add Permit Number (TC-MDP-0825-00445) in title block.

5) Update vehicular use area graphic (and associated square footage in lot coverage table) to depict connection to W Speedway Bl.

6) The sequence number 20251770610 that is labeled on the site plan as a 10’x 11’access easement, doesn’t align with the county information not only graphically and location wise, but, that version is sewer access specifically. Clarify and update accordingly.

7) Update sequence number listed to 20251200901 (one too many 5’s).

2. COMMENT: Zoning acknowledges permits have been submitted for the 1311 W Speedway Bl (east), 1315 W Speedway Bl (north) and 1321 W Speedway Bl (west). To avoid having to submit for and meet Development Package requirements, demonstrate how 1317 W SPEEDWAY BL will be physically separated from the aforementioned three addresses as well as 1309 (northeast) and 1319 (northwest) whether it be through a wall, fence, etcetera. Draw, dimension and label the separation type, material and height.

3. COMMENT: Per Section 7-01.0.0 of the UDC Technical Standards Manual and the City of Tucson Inclusive Home Design Ordinance (https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf ), all new dwellings have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”. Draw, dimension, and label an accessible route from the driveway (or apron), sidewalk, or street to an accessible entrance. Ensure the route meets accessibility standards as articulated in Sections 402-404 of the ADA Accessibility Standards (https://www.access-board.gov/ada/chapter/ch04/). See TSM 7-01.4.3 for specifications, including slope and composition materials.

4. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.

2. Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.
