This site is located in the R-2 zone (UDC 4.7.9). A duplex is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. As Mission Rd is designated as an Arterial Scenic Routh on the COT MS&R map clearly demonstrate that the requirements of UDC Articles 5.3.4.A.1 & 5.3.10.A are met. 2. As Mission Rd is designated as an Arterial Scenic Routh on the COT MS&R map clearly demonstrate that all vehicle use area is on site and not within the required scenic buffer. Vehicles are not allowed to back out into the right-of-way along Mission.
