COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8).

This site is located in the HR-3 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6.

1. Until approved by Historic Zoning cannot approve this plan. The addition of the ADU to the site requires Historic review. Historic application/requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Historic-Preservation. Contact Jodie Brown at Jodie.Brown@tucsonaz.gov.

2. This comment was not addressed. The ‘EXISTING SHED” shows up on aerial photos sometime after 2018 and based on the size, 209 SQ. Ft., and would require a permit. Zoning was not able to find approved permit documents for this shed. Provide the height of the exterior walls and provide a perimeter yard setback dimension to the north property line. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).

-Provide a narrative of the project consistent with UDC 5.8 (https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/planning-amp-zoning/checklist_for_historic_design_review_-_general.pdf)
-Clarify on the second page of the existing packet, that the windows will not be replaced in-kind.
-Provide better photos of the windows in need of replacement and link the photos to a window/door schedule.
-Once the packet is revised, please resubmit it under the Historic sub record.
