This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. Model plan TC-MDP-0424-00532 has two (2) sets of elevations, one (1) with parapet walls and one (1) with pitched roof. The submitted permit does not specify which elevation you are proposing to use. Also the set of elevations with the pitched roof does not have any wall height dimensions so perimeter yard setback requirements cannot be determined. 2.
