Demolition:
1. Prerequisite to Approvals: IBC Amendment Section 3303.1.1: At least fifteen (15) days prior to the start of demolition, the applicant shall provide notice to the adjacent property owners of the proposed demolition. Confirmation of the notice may be submitted with the application. Electrical:
2. Provide a grounding electrode on the Riser Diagram for the sub-panel, E3607.3.

Plumbing:
3. Show cleanouts at 100’ intervals and at change of direction exceeding 45 degrees, P3005.2.
4. Protect a cleanout plug from the loads of vehicular traffic. Cleanout assemblies in accordance with ASME A112.36.2M Shall be installed, P3005.2.10.2.

5. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate existing or proposed water meter size.
6. Provide the water pipe diameter between the meter and both shut off valves in compliance with P2903.7. A minimum 1” service pipe is required for supplying water to more than 9.5 fixture units. Show the size of the existing main water line.

08/15/2024 Site Engineering REQUIRES RESUBMIT This project is in a local regulated floodplain (Alvernon Wash). A floodplain use permit with elevation certificate is required. Based on available data, the base flood elevation where the ADU is proposed is 2491.81 feet NAVD88. The minimum finished floor elevation (FFE) is 2492.81 feet NAVD88. The current proposed FFE on the plans does not meet this requirement. Please revise the plans to state a FFE that meets this requirement and upload the plans to both this permit as well as the floodplain use permit. The floodplain use permit will need to be approved before Site Engineering can approve this building permit.

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence with an accessory dwelling unit (ADU) is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3.

1. The lot coverage calculation is not correct. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a correct lot coverage calculation. Lot coverage has nothing to do with graded area.
