Residential Engineering Comments:
1. Per Right of Way request to revise the existing Development Package (TD-DEV-0924-00270) to maintain safety along Columbus Bl (a Collector in the Major Streets & Routes), Residential Engineering requests the following changes be made to the DP and site plan for this model permit (TC-MDP-0626-00414):
- The site plan for the model permit be resubmitted and match the revised DP.
- Provide sufficient vehicular maneuverability for both lots (this can be completed by utilizing a recorded cross-access agreement between each parcel: 110075220 & 110075210). This would be needed when utilizing only ONE driveway to access both parcels per ROW comments. Provided recorded sequence on both plans.
- Site Engineering recommends the following for exterior access route per Inclusive Home Design: either eliminate it from the West parcel OR create one exterior access route that connects to the East parcel’s exterior access route. This second option would require a recorded pedestrian access agreement and recorded sequence number be provided on both plans.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. (Comment) See comments on access and maneuverability from ROW and Site Engineering. A revision to the approved tentative plat under #TD-DEV-0924-00270 will be required.

2. Show proposed Driveway (PAG SD 206), driveway width should not exceed 30’ for shared residential access, 20’ preferred.
