1. Project is located on parcel with recent tentative/final plat (TD-DEV-0924-00270/ TD-DIV-0824-00067). Use documents in approved plan set(s) as reference.
2. Project is in a FEMA XS Zone and will require an elevation certificate. Please include BFE and FFE on next submittal. A floodplain use (FPU) permit has been started for the project (TE-FPU-0726-00291). Follow the instructions related to the FPU permit.
3. Please include an overall site plan of both parcels. Provide vehicle maneuverability for both sites and if the site requires an access agreement, provide the sequence number.
4. An accessible route was not previously shown on the approved DP, if one is able to be provided in accordance with 2017 ICC A117.1 Sections 402 and 403 and City of Tucson Inclusive Home Design Ordinance, please do so.

This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Correct the address and add the unit numbers on Sheet A-1.0. The Comment Response Letter lists the correct address of 2421 N Columbus Bl. Sheet A-1.0, however, indicates the address is 2419 N Columbus Bl. This address is already assigned to the duplex located immediately south of Lot . Furthermore, each side of the duplex should be labeled and have its own address. For example, the larger unit would be labeled 2421 N Columbus Bl, Unit 1, and the smaller, 2421 N. Columbus Bl, Unit 2.

2. Additional details are needed for the landscape requirements. Please refer to https://middle-housing-cotgis.hub.arcgis.com/pages/Residential-Landscaping-Code Sheet A-1.0 states that 4 total trees are required. Both units together total 1877 sf, meaning that only 2 trees (1 Mesquite Tree is shown) are required on this lot. Please note the plants names, sf area they are to be planted in and the preferred watering method for the tree(s) and plants.

3. Please show a 4’-wide ADA access route from each unit to an improved surface in accordance with the City of Tucson Inclusive Home Ordinance.

4. General comment regarding the setbacks listed in a table on Sheet A-1.0. The rear and side setbacks are 5’, not 6’ as listed. The front yard setback is still 20’.
