2. Update the keynote/call-out regarding the accessible route provided to include the material proposed for the path
Acceptable Accessible Route compositions include:

• Broom Finished concrete
• Brick or unit pavers (Only if set on a stable cement base with no gaps exceeding ½”)
• Concrete pavers on concrete base (Same joint and evenness requirements as brick)

2421 N Columbus Bl. Units 1 & 2 St., Tucson, AZ 85712
Duplex (3rd Review)

TRANSMITTAL DATE: 07/30/2026

This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Please Contact Pima County for correct addressing: https://www.pima.gov/2588/Addressing Provide proof of address, which is typically an email.
2. Please label the two units, Unit 1 and Unit 2. Each side of the duplex is its own unit. One building, two units. See Comment 1 from the 7/9/26 Residential Zoning review.

3. Calculate the required groundcover. This will be the width of the lot minus the flag width portion, multiplied by 5. This should result in approximately 220 sf of required ground cover area.

4. Provide the name of the groundcover. Comment 2 from the 7/9/26 Residential Zoning review was not fully addressed. Shrubs also count towards groundcover providing the required area would be covered at maturity. Groundcover may also be placed under the tree canopy. Examples are shown at https://middle-housing-cotgis.hub.arcgis.com/pages/Residential-Landscaping-Code

5. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
