This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) with an attached accessory dwelling unit (ADU) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3. 1. The provided site plan shows an Accessory Dwelling Unit (ADU) within the front perimeter street yard. An ADU is not permitted in the front perimeter street yard per UDC 6.6.3. Either reorient the building so that the ADU is in the rear, or submit for a Board of Adjustment (B/A) variance in order to allow the current configuration. Reach out to Mark Castro at mark.castro@tucsonaz.gov for more information about a B/A variance. The Unified Development Code (UDC) can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes/Zoning-Code. If you have any questions about this transmittal, please contact Zone1.desk@tucsonaz.gov. |
