| 09/22/2025 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Bobby Parsons Zoning Section Review PROJECT: TC-MDP-0525-00309 825 E. 36th St. Tucson, AZ 85713 Duplex SFR & ADU (1st Review) TRANSMITTAL DATE: 9/22/2025 This site is located in the C-2 zone (UDC 4.7.21). Multifamily is a permitted use in this zone (Table 4.8-4). Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: The parcels at 825 and 823 E 36th Street meet the Unified Development Code definition of a site: "The land area consisting of a portion of a lot, an entire lot, or contiguous lots, not including dedicated public property, designated for development as a single entity." It appears the two contiguous lots share the only access point. Since this site is considered and reviewed as Multifamily, a Development Package is required. The Development Package must be approved before the building plans can be completed by zoning. 2. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted. If you have any questions about this transmittal, please contact Bobby Parsons at Robert.Parsons@tucsonaz.gov. |
