Toronto St. – R-1 ADU Model Plan (2nd Review) TRANSMITTAL DATE: July 1, 2025 This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments. 1. This comment was not addressed. The lot coverage calculation has been removed from the plot plan. The covered porches and patio are not included in the lot coverage. Please include the lot coverage calculations as noted in the sample plot plan. Roofed areas, open on at least one side, which provide shelter to exterior areas, such as patios, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking are exempt from being included in the lot coverage calculation (UDC 6.4.3.C.1.a). 2. This comment was not addressed. The plans still show the entire easement on this parcel. The “10’ U.G. ELECTRICAL EASEMENT” shown on the plot plan is not shown correct. There should only be 5’ shown on this parcel and the remaining 5’ is located on the parcel to the east. 3. As a revised plot plan was submitted with required items removed, provide a residential plot plan that meets all requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example.
