A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: The site plan should be designed to include the information as noted on the sample site plan. Comment: Please include the lot coverage calculations as noted in the sample plot plan. Roofed areas, open on at least one side, which provide shelter to exterior areas, such as patios, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking are exempt from being included in the lot coverage calculation (UDC 6.4.3.C.1.a). 3. Comment: Please draw, label, and dimension the ½ Right of Way from the centerline of E. Toronto St. to the base of the wedge curb and from the base of the wedge curb to the property line.
