This site is located in the R-2 zone (UDC 4.7.9). A duplex is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. As permit TC-MDP-0923-01535 has been approved and issued this proposed duplex as shown on the plot plan permit is considered 4 units on a single site and requires a Development Package that meets the requirements of AM Section 2-06 for a multifamily site. If a DP is not submitted, additional landscaping, pedestrian connectivity and a clearly defined vehicle use area shall be included with this permit as required on previous projects and discussed with staff.
