This site is located in the O-3 zone (UDC 4.7.15). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-3). 1. The 10’-0” front street perimeter yard setback shown on the plan is not correct. Review UDC Article 6.4.5.C.1.a and provide the correct front street perimeter yard setback. 2. The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation. Also, per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage. 3. The street dimensions are not correct. Review Construction Plan I-79-008 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-79-008, and provide a dimension from the centerline of Milton to the face of curb, and from face of curb to the north property line. 4. The property dimensions are not correct. Review the Assessor’s Record Map found at: https://www.asr.pima.gov/Parcel/Index, and provide the correct dimensions. 5. A separate demo permit is required for the existing structures on site and shall be approved prior to this permit.
