Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments. This site is located in the C-2 zone (UDC 4.7.21). A duplex is a permitted use in this zone (Table 4.8-4).

1. The below comment from the first review was not addressed. No separation between the two lots in the form of a wall or other barrier was shown on the resubmitted plans.

This site and the one immediately to the west appear to function as one unified site where access and/or parking could potentially be shared between the two lots. If so, this would classify the two lots as a single commercial multifamily development and require it to meet the full development standards indicated in UDC Article 7. If these two sites are meant to function independently of each other, show on the plans how each site will have its own parking and access without the possibility of cross-access. This can be accomplished through a perimeter wall or barrier between the two lots.
