This site is located in the R-3 zone (UDC 4.7.9). A duplex is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. As permit TC-MDP-0224-00235 has been approved and issued this proposed duplex as shown on the plot plan permit is considered 4 units on a single parcel and requires a Development Package that meets the requirements of AM Section 2-06 for a multifamily site. Based on approved TD-DIV-0324-00027 the “FUTURE PROPOSED SPLIT” shown on the plot plan as been approved and completed Clearly show the approved lot line on the plan and revise the lot coverage calculation. 2. Permit TC-MDP-0224-00235 will need to be revised to reflect TD-DIV-0324-00027 prior to approval of this permit.
