1. The provided site plan shows the water line for 2469 S Clovis Pl in the neighboring property. Show a Pima County recorded utility easement for this water line, or move the water line onto the correct property.
2. Provide elevation measurements for Next Upstream Manhole and Finished Floor Elevation. Provide Backwater valve protection as required.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the C-2 zone (UDC 4.7.21). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-4).

1. The plot plan shows the west property line located at the back of the wedge curb but per DP20-0063 the west property line should be located 7’-0” east of the back of the wedge curb. Also the 5’-0” sidewalk shown on the plan is not located on the parcel but should be shown within the private right-of-way. See road section 9 sheet 5 of DP20-0063.

2. Per UDC Table 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, C-2 Zone Res Use to Nonres Zone the required perimeter yard setback from the proposed SFR to the east property line is 10' or ¾(H), = Height of the proposed exterior building wall, greater of the two dimensions. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Based on the elevations provided on TC-MDP-1222-00023 and a wall height of 15’-0” the required perimeter yard setback to the east property line is 11’-4”, proposed setback is 10’-6”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
