01/21/2026 Commercial Building Standard REQUIRES RESUBMIT Please submit your revised documents and provide a letter with a written response letter addressing each of the comments indicating how the Review comments were resolved. Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed.
1. Please amend the plans to indicate the building is equipped with an emergency voice alarm system, otherwise please base the required exit width on 20% rather than 15% as indicated. If providing the emergency voice alarm, indicate so on plans. IBC 1005.3.2 Exception 1
2. Please amend the plans to show the 1393 SF Assembly space and designate if in or out of the scope of work.
3. Related to above comment, this assembly space is served by Exit H; however, with an occupant load over 49 people, this space will require 2 exits with panic hardware( IBC 1010.10.1 separated by 1/3rd the diagonal dimension of the area to be served. IBC 1006.2.1 & IBC 1007.1.1
4. IEBC 305.7 requires that accessibility be provided to the altered spaces. Where the existing path of travel elements, which entails a primary entrance, a primary path of travel, sanitary facilities serving the area, a drinking fountain, and signs. If these items are in full compliance with the current code, provide a statement indicating this on the cover sheet of the drawings. Otherwise, accessibility upgrades shall be required in accordance with IEBC.305.7. 1. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs.

(iii) Disproportionality.
(A) Alterations made to provide an accessible path of travel to the altered area
will be deemed disproportionate to the overall alteration when the cost
exceeds 20% of the cost of the alteration to the primary function area.
(B) Costs that may be counted as expenditures required to provide an accessible
path of travel may include:
(1) Costs associated with providing an accessible entrance and an accessible
route to the altered area, for example, the cost of widening doorways or
installing ramps;
(2) Costs associated with making restrooms accessible, such as installing
grab bars, enlarging toilet stalls, insulating pipes, or installing accessible
faucet controls;
(3) Costs associated with providing accessible telephones, such as relocating
the telephone to an accessible height, installing amplification devices, or
installing a text telephone (TTY); and
(4) Costs associated with relocating an inaccessible drinking fountain.

01/15/2026 Fire New Construction Standard REQUIRES RESUBMIT 1. Sheet G100. Please review your egress. Assembly spaces/rooms with an OL greater than 49 require two exits. IFC 1006. Those doors also need to swing in the direction of egress travel if the OL is greater than 50. IFC 1010.1.2.1. The assembly (1393) is being used as a means of egress for the other portions of the building. This egress path may need to be modified depending on your two required exits from the from the assembly space.
