This site is zoned I-1 (UDC 4.7.29). Financial Service is an allowed use subject to Use Specific Standards 4.9.4.L.3 and 4.9.13.Q (UDC Table 4.8-5).

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The proposed exterior work includes a new storage room under existing metal roof which is considered an increase in Gross Floor Area. Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved prior to zoning approval of this permit. There is currently an active DP (TD-DEV-0724-00206) however it isn’t clear if the new work was included with the DP. If it wasn’t, please revise the open DP to include the new proposed work.
2. Comment: Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted.
