Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed. Please amend the cover sheet to add a list of deferred submittals with a note to not install until approved. IBC 107.3.4.1 Please amend the cover sheet to provide a list of architectural special inspections. For example, fluid-applied water proofing, EIFS, etc. IBC 1705.1.1, 1705.15 – 1705.16 Please amend the plans to provide an architectural statement of special inspections, if required for the above items. IBC 1704.3 Please amend the plans to provide evaluation report number for EIFS systems and print the report in the construction drawings. IBC 1407.2 Please amend the plans to thermal envelope compliance with COMcheck report printed in the plans. IECC C401.2 Additionally, please provide supporting documentation, and show the appropriate values on the construction drawings: R-value for batt and continuous insulation with location. U-Factor, PF, and SHGC for fenestration. IECC C402.1, C407.4 Please amend the plans to show the required flashing clearances above paved surfaces on wall section drawing details. IBC 1404.10.1.2.1 & 1404.10.1.3 Please provide a footing/foundation schedule with on the construction drawings or provide a foundation key plan in the structural calculations for accurate footing/foundation identification. IBC 107.2.1 Please provide a header schedule with the required jack and king studs on the construction drawings or provide a roof framing key plan in the structural calculations for accurate header identification. IBC 107.2.1 Please coordinate the construction drawings and structural calculations so that both documents provide consistent information. IBC 107.2.1 For example, the shear wall holdown schedule for SW4 on Sheet S-100 specifies HDU12-SDS2.5, while the structural calculations on page 81 identify HDU11-SDS2.5 as the holdown for SW4. (HDU12-…. holdown was not found in the Simpson Catalog) Similarly, for SW3, the shear wall holdown schedule on Sheet S-100 specifies (2) HDU11-SDS2.5, while the structural calculations on page 77 identify HDU8-SDS2.5 as the holdown for SW3. Please verify the correct holdown designations and revise the documents accordingly so the information matches. If any other apparent discrepancies are identified, please address them in the same manner. Please contact me if you have any questions about these comments.
