The scope of this review covers the architectural, structural, plumbing, mechanical, and electrical designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. GENERAL COMMENTS 1. Provide a site plan(s) which provides the following information: a. Distance from the building to the lot lines and/or adjacent buildings on the same lot, so that fire separation distance, rating of exterior walls, protection of openings and projections can be determined [2018 IBC Table 602 and Sec. 705]. b. The buildings finish floor elevation(s) [2018 IPC Sec. 714]. c. On-site private water line(s), including domestic, fire, and irrigation, from the building to the public utility meter(s), including any required backflow prevention [2018 IPC Sec. 608]. d. On-site private sewer line(s) from the building to the public sewer, including the rim height of the upstream manhole in the private and public sewer lines [2018 IBC Sec. 714]. 2. Please clarify on the site plan if the private site utilities are part of this permit or are under a separate permit. {An approved development plan does not constitute a building permit to build private site utilities; on-site private utilities need to be submitted as part of this permit or under a separate permit.} 3. Sheet 5.0 of the Civil plans was not provided with the plan-set and is included in the sheet index. Please provide this sheet with the resubmittal. ARCHITECTURAL COMMENTS General 1. Please indicate that the automatic fire sprinkler system [2018 IBC Sec. 903], fire alarm system [2018 IBC Sec. 907], and kitchen hood suppression system [2018 IBC Sec. 904.12], and swimming pool, are to be provided as part of this project and are to be submitted as a separate permit (not a deferred submittal). 2. The plans indicate that pre-engineered wood trusses, elevator shop drawings, handrails, guardrails, exterior cladding systems, roof mounted components, temporary shoring, engineered wood products, prefabricated wood shear and bearing wall panels, wood hold-down systems, and post-tension shop drawings will be provided as part of deferred submittal. Either provide the documents now or list on this sheet as a deferred submittal and include the following notes: PER IBC Section 107.3.4 <Name of Registrant>, the registered design professional in charge shall be responsible for reviewing and coordinating submittal documents prepared by others, including phased and deferred submittal items, for compatibility with the design of the building. PER IBC Section 107.3.4.1 Submittal documents for deferred submittal items shall be submitted to the registered design professional in responsible charge, who shall review them and forward them to the Building Official with a notation indicating that the deferred submittal documents have been reviewed and that they have been found to be in general conformance with the design of the building. 3. Note on the cover of the drawings that special inspection is required for earthwork, concrete, post-tension, epoxy and expansion anchors, structural steel, high-strength bolts, field welding, masonry, wood construction, spray fire-resistant materials, and intumescent materials. Also, provide City of Tucson special inspection certificate(s) with Parts A and B completed. Make sure that the owner or their legal representative signs the form. 4. For group R-1 occupancies, IBC Section 1107.6.1.1 specifies that Accessible sleeping units shall be provided in accordance with Table 1107.6.1.1. Please provide calculations and specify on the plans the minimum number of accessible dwelling units in accordance with the specifications in Table 1107.6.2.2. 5. For group R-1 occupancies, IBC Section 1107.6.1.2 specifies in structures with four or more dwelling units intended to be occupied as a residence, every dwelling unit intended to be occupied as a residence shall be a Type B unit. Identify and specify on the plans the required Type B units. Sheet A0.11 and A0.12 1. IBC Section 1023.9 specifies a floor-level sign in visual characters, raised characters and braille complying with ICC A117.1 shall be located at each floor level landing adjacent to the door leading from the interior exit stairway into the corridor to identify the floor level. Please provide details with dimensions of the required signs. Details to provide and specify compliance with ICC A117.1 Sections 703.2, 703.2 and 703.4. Specify in the plans the locations of the required signs. 2. IBC Section 1013.4 specifies that a sign stating EXIT in visual characters, raised characters and braille complying with ICC A117.1 shall be provided adjacent to each door to an area of refuge, providing direct access to an exit stairway and the exit discharge. Please provide details with dimensions of the required sign. Specify in the plans the locations of the required signs. SheetA1.10 1. IBC Section 1109.11 specifies where seating or standing space at fixed or built in tables, counters or work surfaces is provided in accessible spaces, at least 5 percent of the seating and standing spaces, but not less than one, shall be accessible. Please provide and specify on the drawings the required accessible seating and standing spaces at the Lobby/Dining, Patio and Pool areas. Include an accessible route to each space. Provide dimensioned details in the drawings of the seating and standing spaces. Details to show and provide compliance with ICC A117.1 Sections 305 (clear floor space positioned for a forward approach), 306 (toe and knee clearance) and 902.4 (height). Sheet A4.00 1. The Water Heater Room and Vestibule common wall is missing a wall type indicator. Please provide one and ensure this wall has a minimum fire-resistance rating of 2 hours as it is part of the interior exit stair enclosure. [Ref. IBC 2018 Sec. 510.2 #3] Sheet A4.01 1. The walls at the exit passageway for Stair A are indicated by wall tag I-E which corresponds to a 1-hour rated wall assembly. The exit passageway shall have the same fire-resistance rating as the interior exit stairway. Please revise these walls to have a 2-hour fire resistance rating. [Ref. IBC 2018 Sec. 1023.3.1] 2. The exit passageway for Stair A indicates a panel located within it. The only membrane penetrations permitted are to be on the outside of the exit passageway. Please coordinate and revise. [Ref. IBC 2018 Sec. 1024.6] Sheet A4.10 1. The location of water closets shall comply with IBC Section 604.2. At detail D1, clearly indicate the location of the water closet from the finished face to the centerline of the water closet to show compliance. 2. At Enlarged Plans D1, C1, and A1, show a clear floor space complying with ICC A117.1 Section 305.2 beyond the arc of the door swing to provide and show compliance with ICC A117.1 Section 603.2.2 exception number 2. 3. At details D4, D5, C5, C6, B5, B6, A5 and A6, revise the dimension from the finished floor to the bottom of the vertical grab bar to show compliance with ICC A117.1 Section 604.5.1, and Figure 604.5.1. Provide the required dimension from the vertical grab bar to the back wall. 4. For the lavatories in the restrooms, show in the plans the clear floor space required by ICC A117.1 Section 606.2. Provide details in the plans of the lavatories to show and provide compliance with ICC A117.1 Sections 305 (clear floor space positioned for a forward approach), 306 (toe and knee clearance) and 606.3 (height). Sheets A4.10 thru A4.92 1. Clearly identify on the plans which units are Accessible units and which are Type B units (See General Comment numbers 1 and 2). 2. For Accessible and Type B units, ICC A117.1 Sections 1002.5 and 1004.5.1 specify that the primary entrance door to the unit shall comply with Section 404. Provide and show on the plans with dimensions the door maneuvering clearances required by Section 404.2.3 and Table 404.2.3 at the primary entrance doors. Note, many of the units primary entrance doors do not provide the required 18 inches of clearance beyond the latch at the pull side. 3. For Accessible units, ICC A117.1 Section 1002.5 specifies that doorways intended for user passage shall comply with Section 404. Provide and show on the plans with dimensions the door maneuvering clearances required by Section 404.2.3 and Table 404.2.3. Provide and show on the plans with dimensions the door maneuvering clearances required by Section 404.2.3 and Table 404.2.3 at these doors at the Accessible units, including bathroom and bedroom doors. 4. For Accessible units, ICC A117.1 Section 1002.3.2 specifies that all rooms served by an accessible route shall provide a turning space complying with Section 304. Provide and show on the plans the required turning space at all rooms as required in the Accessible units. 5. For Accessible units, ICC A117.1 Section 1002.13.2 specifies that operable windows required to provide emergency and escape and rescue openings shall comply with Section 309.2. Please add notes to the Accessible units specifying this requirement. 6. For Accessible units, ICC A117.1 Section 1002.15.1 specifies that a clear floor space complying with Section 305 shall be provided on both sides of the bed. Please provide and specify at the Beds in the Accessible units. 7. For Accessible units, ICC A117.1 Section 1002.15.2 specifies that at least one bed shall be provided with an open bed frame. Please add notes to the Accessible units specifying this requirement. 8. ICC A117.1 Section 1002.12 specifies that kitchens and kitchenettes shall comply with Section 804. For the kitchenettes in the Accessible units please provide the following: a) Provide details of the sink to provide and show compliance with ICC A117.1 Sections 804.4 and 606. b) Provide and show on the plans the clear floor space required at each kitchen appliance to provide and show compliance with Section 804.5. Sheet A4.100 These comments are based on the assumption that the bathrooms labeled ACC are bathrooms in Accessible units, and the bathrooms not labeled ACC are bathrooms are bathrooms in Type B units. All bathrooms are to meet the accessibility requirements for the type of unit they serve. 1. ICC A117.1 Section 1002.11.2 specifies for Accessible units that at least one toilet and bathing room shall comply with Section 603. At least one lavatory, one water closet and either a bathtub or shower within the unit shall comply with Sections 604 thru 610. For the Bathroom in Floor Plan E1, please provide the following: a) Revise the dimension from the finished floor to the bottom of the vertical grab bar to show compliance with ICC A117.1 Section 604.5.1, and Figure 604.5.1. Provide the required dimension from the vertical grab bar to the back wall. (This comment is applicable to all elevations on this sheet that show a vertical grab bar at the water closet) b) Provide a dimensioned section of the lavatories at both E1 and C1 to show how the toe and knee clearance required Section 306. c) At Elevation E4, revise the control area to show the minimum distance from the back wall and from the finished floor as specified in ICC A117.1 Section 608.4.2 and Figure 608.4.2. d) The rear grab bar is in the doors maneuvering clearance at both E1 and C1, which is not compliant. Please revise designs for compliance. If the door does not have a closer, please specify on the plan. e) Revise the minimum length of the vertical grab bars at the bathtub to 18-inches to provide compliance with ICC A117.1 Section 607.4.1.2.2. f) At the bathtub elevations, show and specify the location of the controls to show compliance with ICC A117.1 Section 607.5. 2. For the Type B unit bathrooms, please provide the following: a) Provide and specify on the plans with dimensions Grab Bar and Shower Seat reinforcement required by ICC A117.1 Section 1004.11.1. b) ICC A117.1 Section 1004.11.2.1 specifies that doors shall not swing into the clear floor space or clearance of any fixture. Please revise design to provide and show compliance. Show in the plans the required clearances at the lavatory, water closet, shower/bathtub. If Section 1004.11.2.1 exception is being used for the design, show a clear floor space within the room that is beyond the arc of the door swing. c) Showers in Type B units shall comply with ICC A117.1 Section 1004.11.3.1.3.3. Revise details to show and provide compliance. Provide and show the required clear floor area, taking into account and showing the location of the control wall. Remove the shower doors. Sheet A4.101 These comments are based on the assumption that the bathrooms labeled ACC are bathrooms in Accessible units, and the bathrooms not labeled ACC are bathrooms are bathrooms in Type B units. The plans indicate the use of combustible construction for the interior exit stairs. The bottom story of the proposed building is of Type I-A construction which only allows combustible materials in specification applications. Staircases are not one of the permitted applications. Floor assembly FC-E at Detail A1 on this sheet is indicated as having a 2-hour fire resistance rating. The horizontal building separation allowance provision requires a 3-hour horizontal assembly. IBC 2018 Sec. 510.2] Sheet A8.00 1. 2010 ADA Standards for Accessible Design Sections 226.1 and 902 require a work surface designed for a forward approach at conditions where writing surfaces are required such as the Reception Desk in this design where guests may be required to fill out paperwork. Include showing how toe and knee clearance per section 306 is being provided. Sheet K101 1. The equipment schedule indicates the use of an electric convection oven. Please clarify if this stove releases grease or smoke, if so a type I hood will be required if not then a type II hood will be required. Please coordinate and revise accordingly. [Ref. IMC 2018 Sec. 507] {This comment has been included in the Mechanical Comments section as well.} STRUCTURAL COMMENTS There are no comments. MECHANICAL COMMENTS General 1. Please provide an energy conservation compliance certificate for the mechanical systems. [Ref. IECC 2018 Sec. C403] 2. Please provide combustion air calculations for all fuel-fired appliances. [Ref. IFGC 2018 Sec. 304.5] Sheet M0.2 1. Please add the fire dampers and combination fire/smoke dampers to the mechanical schedule. Essentially, the fire damper rating and actuation must be in compliance with IMC Section 607.3 and subsequent sections of 607.3. Please provide information on the plans which demonstrate compliance with the code and ensures the proper fire dampers (i.e., 1.5 hour rated damper, etc.) are installed at the correct locations. Sheet M2.00 1. Duct penetrations of the 2-hour rated elevator shaft fire barrier are required to be protected with approved fire and smoke dampers in accordance with Sections 717.5.2 and 717.5.3 of the 2018 IBC. Please revise the plans to indicate the required dampers at all shaft penetrations, including damper type and rating, and provide supporting details demonstrating compliance. Sheet M4.00 1. The plan indicates multiple locations where ducts penetrate the interior exit stair enclosure for Stair B. Penetrations into or through interior exit stairways are prohibited. Please revise. [Ref. On sheet E0.06 provide a light pole base detail signed and sealed by a structural engineer or remove all structural references and add a note to see sheet S3.2 detail 20 for the pole base structural requirements. 3. On sheet E0.20 provide the panel and circuit identification for the exterior GFCI receptacles on the East and West side of the building. Please clarify. Sheet E0.01 1. The Provide all information for the electrical equipment including voltage, amperage, short circuit current rating, overcurrent protection sizes, number of poles of all transfer switches, etc. 2. Provide the available fault current and fault current calculations to ensure compliance with NEC 110.9 & NEC 110.10. 3. Ensure compliance with NEC 250.58 for all grounding electrodes. Sheets E0.02, E0.03, E0.04 and E0.05 1. Provide all breaker AIC ratings, not the available fault current at the equipment, to ensure compliance with NEC 110.9 & NEC 240.86. 2. Provide a complete design and provide AFCI breakers or clarify exactly how compliance with NEC 210.12 will be provided. 3. Clarify that all loads for continuous loads, water heaters, EV chargers, largest motors, etc. are calculated at 125% Sheet E2.50 1. Provide a dedicated circuit for the elevator machine room/space as required by NEC 620.23. Sheet E4.01A and E4.01B 1. Per the Elevator and Escalator Safety Code when there are two elevator cars in the same hoistway which require two elevator pits with access to each pit. Provide a dedicated circuit for the GFCI receptacle and the pit lighting. 2. Per the Elevator and Escalator Safety Code when there are two elevator cars in the same hoistway which require two elevator pits with access to each pit. Provide the locations of both pit ladders and both pit light switches. 3. As per the Elevator and Escalator Safety Code provide a sump pump for each elevator pit, especially the pit used for emergency firefighters or emergency egress. 4. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. The buildings finish floor elevation(s) [2018 IPC Sec. 714]. c. On-site private water line(s), including domestic, fire, and irrigation, from the building to the public utility meter(s), including any required backflow prevention [2018 IPC Sec. 608]. d. On-site private sewer line(s) from the building to the public sewer, including the rim height of the upstream manhole in the private and public sewer lines [2018 IBC Sec. 714]. 2. Please clarify on the site plan if the private site utilities are part of this permit or are under a separate permit. {An approved development plan does not constitute a building permit to build private site utilities; on-site private utilities need to be submitted as part of this permit or under a separate permit.} 3. Sheet 5.0 of the Civil plans was not provided with the plan-set and is included in the sheet index. Please provide this sheet with the resubmittal. ARCHITECTURAL COMMENTS General 1. Please indicate that the automatic fire sprinkler system [2018 IBC Sec. 903], fire alarm system [2018 IBC Sec. 907], and kitchen hood suppression system [2018 IBC Sec. 904.12], and swimming pool, are to be provided as part of this project and are to be submitted as a separate permit (not a deferred submittal). 2. The plans indicate that pre-engineered wood trusses, elevator shop drawings, handrails, guardrails, exterior cladding systems, roof mounted components, temporary shoring, engineered wood products, prefabricated wood shear and bearing wall panels, wood hold-down systems, and post-tension shop drawings will be provided as part of deferred submittal. Either provide the documents now or list on this sheet as a deferred submittal and include the following notes: PER IBC Section 107.3.4 <Name of Registrant>, the registered design professional in charge shall be responsible for reviewing and coordinating submittal documents prepared by others, including phased and deferred submittal items, for compatibility with the design of the building. PER IBC Section 107.3.4.1 Submittal documents for deferred submittal items shall be submitted to the registered design professional in responsible charge, who shall review them and forward them to the Building Official with a notation indicating that the deferred submittal documents have been reviewed and that they have been found to be in general conformance with the design of the building. 3. Note on the cover of the drawings that special inspection is required for earthwork, concrete, post-tension, epoxy and expansion anchors, structural steel, high-strength bolts, field welding, masonry, wood construction, spray fire-resistant materials, and intumescent materials. Also, provide City of Tucson special inspection certificate(s) with Parts A and B completed. Make sure that the owner or their legal representative signs the form. 4. For group R-1 occupancies, IBC Section 1107.6.1.1 specifies that Accessible sleeping units shall be provided in accordance with Table 1107.6.1.1. Please provide calculations and specify on the plans the minimum number of accessible dwelling units in accordance with the specifications in Table 1107.6.2.2. 5. For group R-1 occupancies, IBC Section 1107.6.1.2 specifies in structures with four or more dwelling units intended to be occupied as a residence, every dwelling unit intended to be occupied as a residence shall be a Type B unit. Identify and specify on the plans the required Type B units. Sheet A0.11 and A0.12 1. IBC Section 1023.9 specifies a floor-level sign in visual characters, raised characters and braille complying with ICC A117.1 shall be located at each floor level landing adjacent to the door leading from the interior exit stairway into the corridor to identify the floor level. Please provide details with dimensions of the required signs. Details to provide and specify compliance with ICC A117.1 Sections 703.2, 703.2 and 703.4. Specify in the plans the locations of the required signs. 2. IBC Section 1013.4 specifies that a sign stating EXIT in visual characters, raised characters and braille complying with ICC A117.1 shall be provided adjacent to each door to an area of refuge, providing direct access to an exit stairway and the exit discharge. Please provide details with dimensions of the required sign. Specify in the plans the locations of the required signs. SheetA1.10 1. IBC Section 1109.11 specifies where seating or standing space at fixed or built in tables, counters or work surfaces is provided in accessible spaces, at least 5 percent of the seating and standing spaces, but not less than one, shall be accessible. Please provide and specify on the drawings the required accessible seating and standing spaces at the Lobby/Dining, Patio and Pool areas. Include an accessible route to each space. Provide dimensioned details in the drawings of the seating and standing spaces. Details to show and provide compliance with ICC A117.1 Sections 305 (clear floor space positioned for a forward approach), 306 (toe and knee clearance) and 902.4 (height). Sheet A4.00 1. The Water Heater Room and Vestibule common wall is missing a wall type indicator. Please provide one and ensure this wall has a minimum fire-resistance rating of 2 hours as it is part of the interior exit stair enclosure. [Ref. IBC 2018 Sec. 510.2 #3] Sheet A4.01 1. The walls at the exit passageway for Stair A are indicated by wall tag I-E which corresponds to a 1-hour rated wall assembly. The exit passageway shall have the same fire-resistance rating as the interior exit stairway. Please revise these walls to have a 2-hour fire resistance rating. [Ref. IBC 2018 Sec. 1023.3.1] 2. The exit passageway for Stair A indicates a panel located within it. The only membrane penetrations permitted are to be on the outside of the exit passageway. Please coordinate and revise. [Ref. IBC 2018 Sec. 1024.6] Sheet A4.10 1. The location of water closets shall comply with IBC Section 604.2. At detail D1, clearly indicate the location of the water closet from the finished face to the centerline of the water closet to show compliance. 2. At Enlarged Plans D1, C1, and A1, show a clear floor space complying with ICC A117.1 Section 305.2 beyond the arc of the door swing to provide and show compliance with ICC A117.1 Section 603.2.2 exception number 2. 3. At details D4, D5, C5, C6, B5, B6, A5 and A6, revise the dimension from the finished floor to the bottom of the vertical grab bar to show compliance with ICC A117.1 Section 604.5.1, and Figure 604.5.1. Provide the required dimension from the vertical grab bar to the back wall. 4. For the lavatories in the restrooms, show in the plans the clear floor space required by ICC A117.1 Section 606.2. Provide details in the plans of the lavatories to show and provide compliance with ICC A117.1 Sections 305 (clear floor space positioned for a forward approach), 306 (toe and knee clearance) and 606.3 (height). Sheets A4.10 thru A4.92 1. Clearly identify on the plans which units are Accessible units and which are Type B units (See General Comment numbers 1 and 2). 2. For Accessible and Type B units, ICC A117.1 Sections 1002.5 and 1004.5.1 specify that the primary entrance door to the unit shall comply with Section 404. Provide and show on the plans with dimensions the door maneuvering clearances required by Section 404.2.3 and Table 404.2.3 at the primary entrance doors. Note, many of the units primary entrance doors do not provide the required 18 inches of clearance beyond the latch at the pull side. 3. For Accessible units, ICC A117.1 Section 1002.5 specifies that doorways intended for user passage shall comply with Section 404. Provide and show on the plans with dimensions the door maneuvering clearances required by Section 404.2.3 and Table 404.2.3. Provide and show on the plans with dimensions the door maneuvering clearances required by Section 404.2.3 and Table 404.2.3 at these doors at the Accessible units, including bathroom and bedroom doors. 4. For Accessible units, ICC A117.1 Section 1002.3.2 specifies that all rooms served by an accessible route shall provide a turning space complying with Section 304. Provide and show on the plans the required turning space at all rooms as required in the Accessible units. 5. For Accessible units, ICC A117.1 Section 1002.13.2 specifies that operable windows required to provide emergency and escape and rescue openings shall comply with Section 309.2. Please add notes to the Accessible units specifying this requirement. 6. For Accessible units, ICC A117.1 Section 1002.15.1 specifies that a clear floor space complying with Section 305 shall be provided on both sides of the bed. Please provide and specify at the Beds in the Accessible units. 7. For Accessible units, ICC A117.1 Section 1002.15.2 specifies that at least one bed shall be provided with an open bed frame. Please add notes to the Accessible units specifying this requirement. 8. ICC A117.1 Section 1002.12 specifies that kitchens and kitchenettes shall comply with Section 804. For the kitchenettes in the Accessible units please provide the following: a) Provide details of the sink to provide and show compliance with ICC A117.1 Sections 804.4 and 606. b) Provide and show on the plans the clear floor space required at each kitchen appliance to provide and show compliance with Section 804.5. Sheet A4.100 These comments are based on the assumption that the bathrooms labeled ACC are bathrooms in Accessible units, and the bathrooms not labeled ACC are bathrooms are bathrooms in Type B units. All bathrooms are to meet the accessibility requirements for the type of unit they serve. 1. ICC A117.1 Section 1002.11.2 specifies for Accessible units that at least one toilet and bathing room shall comply with Section 603. At least one lavatory, one water closet and either a bathtub or shower within the unit shall comply with Sections 604 thru 610. For the Bathroom in Floor Plan E1, please provide the following: a) Revise the dimension from the finished floor to the bottom of the vertical grab bar to show compliance with ICC A117.1 Section 604.5.1, and Figure 604.5.1. The bottom story of the proposed building is of Type I-A construction which only allows combustible materials in specification applications. Staircases are not one of the permitted applications. Floor assembly FC-E at Detail A1 on this sheet is indicated as having a 2-hour fire resistance rating. The horizontal building separation allowance provision requires a 3-hour horizontal assembly. IFGC 2018 Sec. 304.5] Sheet M0.2 1. Please add the fire dampers and combination fire/smoke dampers to the mechanical schedule. Essentially, the fire damper rating and actuation must be in compliance with IMC Section 607.3 and subsequent sections of 607.3. Please provide information on the plans which demonstrate compliance with the code and ensures the proper fire dampers (i.e., 1.5 hour rated damper, etc.) are installed at the correct locations. On sheet E0.20 provide the panel and circuit identification for the exterior GFCI receptacles on the East and West side of the building. Please clarify. Sheet E0.01 1. The Provide all information for the electrical equipment including voltage, amperage, short circuit current rating, overcurrent protection sizes, number of poles of all transfer switches, etc. 2. Provide the available fault current and fault current calculations to ensure compliance with NEC 110.9 & NEC 110.10. 3. Ensure compliance with NEC 250.58 for all grounding electrodes. Per the Elevator and Escalator Safety Code when there are two elevator cars in the same hoistway which require two elevator pits with access to each pit. Either provide the documents now or list on this sheet as a deferred submittal and include the following notes: PER IBC Section 107.3.4 <Name of Registrant>, the registered design professional in charge shall be responsible for reviewing and coordinating submittal documents prepared by others, including phased and deferred submittal items, for compatibility with the design of the building. PER IBC Section 107.3.4.1 Submittal documents for deferred submittal items shall be submitted to the registered design professional in responsible charge, who shall review them and forward them to the Building Official with a notation indicating that the deferred submittal documents have been reviewed and that they have been found to be in general conformance with the design of the building. 3. IBC Section 1023.9 specifies a floor-level sign in visual characters, raised characters and braille complying with ICC A117.1 shall be located at each floor level landing adjacent to the door leading from the interior exit stairway into the corridor to identify the floor level. IBC Section 1109.11 specifies where seating or standing space at fixed or built in tables, counters or work surfaces is provided in accessible spaces, at least 5 percent of the seating and standing spaces, but not less than one, shall be accessible. Please provide and specify on the drawings the required accessible seating and standing spaces at the Lobby/Dining, Patio and Pool areas. Include an accessible route to each space. Provide dimensioned details in the drawings of the seating and standing spaces. The Water Heater Room and Vestibule common wall is missing a wall type indicator. Either provide the documents now or list on this sheet as a deferred submittal and include the following notes: PER IBC Section 107.3.4 <Name of Registrant>, the registered design professional in charge shall be responsible for reviewing and coordinating submittal documents prepared by others, including phased and deferred submittal items, for compatibility with the design of the building. PER IBC Section 107.3.4.1 Submittal documents for deferred submittal items shall be submitted to the registered design professional in responsible charge, who shall review them and forward them to the Building Official with a notation indicating that the deferred submittal documents have been reviewed and that they have been found to be in general conformance with the design of the building. 3. IBC Section 1109.11 specifies where seating or standing space at fixed or built in tables, counters or work surfaces is provided in accessible spaces, at least 5 percent of the seating and standing spaces, but not less than one, shall be accessible. Please provide and specify on the drawings the required accessible seating and standing spaces at the Lobby/Dining, Patio and Pool areas. Include an accessible route to each space. Provide dimensioned details in the drawings of the seating and standing spaces. Details to show and provide compliance with ICC A117.1 Sections 305 (clear floor space positioned for a forward approach), 306 (toe and knee clearance) and 902.4 (height). Sheet A4.00 1. The Water Heater Room and Vestibule common wall is missing a wall type indicator. Please provide one and ensure this wall has a minimum fire-resistance rating of 2 hours as it is part of the interior exit stair enclosure. [Ref. IBC 2018 Sec. 510.2 #3] Sheet A4.01 1. The walls at the exit passageway for Stair A are indicated by wall tag I-E which corresponds to a 1-hour rated wall assembly.
