Building/Structural Review
1. Please amend plans to show NEW 1 HR AREA SEPARATION WALL BETWEEN A2 & B. This is described in the T.I Code review under FIRE PROTECTION: IBC 107.2.1 Additionally provide this in the Wall Type Legend with a description.
2. Please provide an existing/demolition floor plan to verify the overall scope of demolition work that is proposed. IBC 107.2.1
3. Please clarify if any ceiling demolition will occur. If so, provide ceiling demolition plan or otherwise provide ceiling demolition information within the plan set. IBC 107.2.1
4. Please amend plans to provide a separate toilet facility for each sex. IBC 2902.2 as required for B occupancy with over 25 occupants.
5. Please provide a sealed evaluation report or statement from an Arizona licensed engineer verifying the existing roof structure will be able to resist the additional load of the new rooftop condensing units. IBC 107.2.7
6. IEBC 305.7 requires that accessibility be provided to the altered spaces. Where the existing path of travel elements, which entails a primary entrance, a primary path of travel, and signs. If these items are in full compliance with the current code, provide a statement indicating this on the cover sheet of the drawings. Otherwise, accessibility upgrades shall be required in accordance with IEBC.305.7.
A. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs. If this exemption is used, accessibility upgrades equaling 20% of the cost of the project shall be made.

1. Provide the following information on the electrical plan. IBC 107.2.1
A. The available fault current from service-entrance section to lowest rated overcurrent device or equipment.
B. Amend plans to show the interrupting rating, (AIC – Amps Interrupting Current), of equipment intended to break current at fault levels, NEC 110.9, or the short circuit current rating (SCCR) of equipment intended to withstand available fault current until an upstream overcurrent protective device (OCPD) interrupts the fault, NEC 110.10.
C. Please provide short circuit analysis and show short circuit current on single line diagram at each panel board location. [NEC 110.10]
D. Provide Fault current calculations from SES to all downstream electrical equipment. NEC 110.24

01/06/2025 Commercial Mechanical REQUIRES RESUBMIT 1. Provide heating and cooling load calculations to justify the heating/cooling capacities of the new specified HVAC unit. Reference: Sections C403.1.1 and C502.2.3, IECC 2018.
2. Show that the proposed new rooftop unit meets the requirements of Sections C403.3, C403.4, and C403.5 (e.g. provide the mechanical compliance certification from COMcheck). Reference: Section C501.4, International Energy Conservation Code 2018.
3. Show that the new proposed heat pump meets the requirements of Section C403.5, IECC 2018 (economizer) unless exempted by compliance with the efficiency requirements of Table C403.5 (2) and Section C503.4.1, IECC 2018.
4. The mechanical plan calls for the new heat pump to be mounted on an existing pad; the A/C Equipment Heat Pump Schedule appears to call for a factory roof curb; and the Rooftop Unit detail shows the unit mounted on redwood sleepers. Clarify how the unit is to be installed.
5. Revise the sequence of operation for the restroom exhaust fan so that all of the air supplied to the restrooms will be exhausted (i.e. all of the air supplied to each restroom is to be exhausted during the hours of operation even if the lights are off). The exhausted air from the restrooms shall be limited to no more than 10% of any subsequent supply air stream. Reference: Section 403.2.1 (4), IMC 2018.
6. The ventilation calculations show that 469 CFM of excess outside air will be introduced to the restaurant. Show how the building pressurization is to be accommodated. Reference: Section 403.1, IMC 2018.
7. Revise the boxed balancing note to comply with the requirements of Section 403.3.1.5, IMC 2018 as amended by the City of Tucson. The City of Tucson amended Section 403.3.1.5 of the 2018 International Mechanical Code to require the balancing of all ventilation systems to be done by "...individuals holding current certification from the Associated Air Balance Council (AABC), the National Environmental Balancing Bureau (NEBB) or other approved agencies.”
01/06/2025 Commercial Plumbing REQUIRES RESUBMIT 1. The Code Review shows a Business occupancy with a total occupancy of 33 persons. Separate facilities are required for a business occupancy with more than 25 occupants. Reference: Sections 303.3 and 2902.2 (exception 4), IBC 2018. Provide an additional restroom.
2. Sheet P1.0 shows the installation of a bottleless water dispenser that is not shown on the architectural drawings. If the bottleless water dispenser is being installed, a permanently mounted disposable cup dispenser will be required. The cup dispenser shall be located adjacent to the water dispenser with the dispensing end between 34” and 48” above the finished floor.
3. Provide water isometrics and waste and vent isometrics to clarify the routing and connections of the plumbing systems. Reference: Section 107.2.1, IBC 2018
4. The water heater installation detail on sheet Q110 is very different from the water heater installation detail on sheet P2.0. Coordinate the details.
5. The water heater installation detail on sheet P2.0 shows a hot water recirculation system but no such system is shown on the Domestic Water Plan, P1.0.
6. Provide a metering faucet for the lavatory, P1H, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10-seconds. Reference: Section 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09.
7. Verify that the distance from the hot water source to the hot water termination for the public lavatory complies with the requirements of Section C404.5, IECC 2018.
8. Provide a direct connection of P-8 (single compartment sink) to the grease waste system. Reference: Sections 301.3 and 802.1, IPC 2018.
9. Provide separate indirect waste pipes for each food-handling fixture (e.g., the soft serve units) to protect against cross-contamination or fouling. Reference: Section 801.2, IPC 2018.
10. Revise the vent serving the grease interceptor so that it rises vertically (i.e. an angle greater than 45 degrees above horizontal) to at least 6” above the flood rim of the grease interceptor prior to running horizontally. Reference: Section 905.4, IPC 2018.

01/06/2025 Outdoor Lighting REQUIRES RESUBMIT Provide complete compliance with the 2012 City of Tucson Outdoor Lighting Code (OLC). See section 104 for exterior lighting plan submittal requirements. Provide plans and evidence on the plans that the proposed exterior lighting fully complies with the Outdoor Lighting Code. See section 104 for plan submittal requirements.
1. Provide site lighting plans with the following information on the plans.
(a) Provide a complete luminaire schedule.
(b) Full compliance with sections 104.2.1(1), (2), (3).
