The submitted documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. Review will not proceed without the response letter. COMMENTS: 1. LOUNGE: Where seating or standing space at fixed or built-in tables, counters or work surfaces is provided in accessible spaces, at least 5 percent of the seating and standing spaces, but not less than one, shall be accessible per IBC 1109.11 and shall be distributed throughout per IBC 1109.11.1 Show the table/chair layout on the Lounge floor plan as well as in the Egress Plan along with the exit travel pattern. all the way to the point of exit that shows the total distance along with the exit width and occupants exiting that you are already showing on your plan. 2. DESK AND LOUNGE: Provide drawings illustrating the following. Ensure that the facility is accessible complying to the ICC/ANSI A117.1 for both Employees and Customers. The tops of dining surfaces and work surfaces ICC 902.4: shall be 28 inches min and 34 inches max above the floor. Parallel approach 904.3.2: the public use side of the counter surface 36 inches in length minimum. Forward approach 904.3.3: the public use side of the counter surface 30 inches minimum in length. Knee clearance 306.3: between 9 inches and 27 inches above the floor. Maximum depth 306.3.2: extend 25 inches maximum under an element at 9 inches above the floor. Minimum depth 06.3.3: Where clear floor space complying with Section 305, the knee clearance shall be 11 inches minimum in depth at 9 inches above the floor, and 8 inches minimum in depth at 27 inches above the floor. 3. RESTROOM (No accessible water closet): Comply to Signage requirement per IBC 2902.4 as well as IBC 1111.2 for Directional signage indicating the route to the nearest like accessible element. 4. RESTROOM (With accessible water closet): Comply to Signage requirement per IBC 2902.4 as well as identifying accessible elements per IBC 1111.1 5. OCCUPANT LOAD & WATER CLOSET/LAVATORY CALCULATION: Your calculations shows 834.48 occupant load, round up to 865. Assign MEN at 433 and WOMEN at 432 for minimum plumbing required. You show 431, please correct this. 6. MEN’S AND WOMEN’S RESTROOM: There are no sufficient number of water closets and lavatories. The number of urinals is not compliant to what is allowed by IBC 2905.1 (please correct this). Complete the minimum plumbing requirement calculation and show the required number of water closets and lavatories on your drawing. Ensure to comply to the required number of handicap water closets. It is possible that the Family Restroom may go away as a result of needing more space for the number of stalls required. The force for pushing or pulling open interior swinging egress doors, other than fire doors, shall not exceed 5 pounds. Per IBC section 1010.1.3 a. NOTE: Accessibility upgrades shall be required in accordance with IEBC.305.7. Accessibility upgrades equaling 20% of the cost of the project shall be made. For example, the Restrooms are not code compliant. 7. EXITS: Install, “This Door To Remain Unlocked When This Space Is Occupied.” IBC 1010.1.9.4 8. RAMP: Your Existing Site Plan shows a ramp location that is very different to what exist. Please verify that the existing ramp is compliant, if it is reflect the correct location on your site plan. 9. Locate and label Lighted Exit Signs, Emergency Lights with Emergency Battery Back-up & Fire Extinguishers on your drawings. 10. Assembly common areas (main concourse and bowling area level): show on your floor plan the location of the evenly distributed accessible sitting and tables per ICC A117.1 and IBC Chapter 11. 11. Panic and fire exit hardware. Swinging doors serving a Group H occupancy and swinging doors serving rooms or spaces with an occupant load of 50 or more in a Group A or E occupancy shall not be provided with a latch or lock other than panic hardware or fire exit hardware. IBC 1010.1.10 12. Incorporate the service sink with the restrooms such as the area labeled Family. 13. Please resubmit. |

Where is it located, the size, what is connected to it, etc. 4.) 1. Amend restroom plumbing fixture schedule to indicate Lavatories installed in all buildings shall be provided with automatic faucets dispensing a maximum of 0.25 gallon per metering cycle. Additionally, they should run for a minimum of 10 seconds. IPC as amended 419.6, ICC A117.1 606.4 2. Amend plans to specify tempered water for lavatories in public toilet facilities with Tempered water shall be delivered from lavatories and group wash fixtures located in public toilet facilities provided for customers, patrons and visitors. Tempered water shall be delivered through an approved water-temperature limiting device that conforms to ASSE 1070/ASME A112.1070/CSA B125.70 or CSA B125.3. 3. 5.)
