This letter reflects comments to be addressed. To facilitate a shorter back-check time, we request that you please, only provide plans and calculation pages that have been revised, clouding any changes, along with a written response to each of the noted items indicating the action taken. The scope of this review covers the architectural, structural, and mechanical designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. Deferred Submittals: Prefabricated roof trusses and factory fabricated patio cover. Special Inspections: Epoxy and expansion anchors, masonry, and outdoor lighting. GENERAL COMMENTS 1. The submittal contains multiple pages upside down and sideways. Please re-submit all documents right-side up. ARCHITECTURAL COMMENTS General 1. The comments on the truss layout indicate that the architect and mechanical engineer must review the truss calculations for design compliance. The truss calculations do not include an approval by the architect and mechanical engineer though. Please have the registrants review and notate on the trusses that the deferred submittal is in conformance to the building design. [Ref. IBC 2018 Sec. 107.3.4.1] STRUCTURAL COMMENTS General 1. The submittal contains a typical roof opening design that appears to be fromm Schneider Structural Engineers. This design must be incorporated into the structural plans. Please include the design within the structural drawings and reference the detail on the roof framing plan. 2. The submittal includes 2 truss layouts both approved by the Schneider Structural Engineers. The second submittal includes some additional comments. Please remove the original approval from the set. MECHANICAL COMMENTS 1. The mechanical cutsheet provided conflict the approved mechanical drawings dated 11/29/2023. The cut sheets do not include the Day & Night 6 ton unit. Please have the mechanical engineer review the units provided and update the mechanical plans accordingly. PLUMBING COMMENTS There are no comments. ELECTRICAL COMMENTS There are no comments.
