Additionally, the location of the downspout is in close proximity to the ADA parking space. Stormwater from roof drains may not pass over ADA sidewalks per TSM 7-01.4.3E. Please propose the roof downspout in a different location away from the ADA parking space, ensure it is not to be connected to the sewer system, and use a scupper under the sidewalk, if applicable. 08/08/2024 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: PDSD Zoning Review PROJECT: TC-COM-1123-02689 8815 E GOLF LINKS RD – C-1 Commercial Recreation - Gymnasium (2nd Review) TRANSMITTAL: August 8, 2024 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the C-1 zone (UDC 4.7.20). Food Service: Excluding Soup Kitchens is a allowed use in the zone (UDC Table 4.8-4), subject to Use Specific Standard 4.9.13.O. 1. This comment was not addressed. Zoning has reviewed the building plans for compliance with Development Package (DP) DP18-0082, but it does not appear that the plans match. This building plan shows a square footage of 6,372 (LOWER LEVEL + MEZ) and an 180 SF Patio but the DP only shows 5,400 SF and does not reference a mezzanine or patio. Either the building plans will need to be changed to match the DP or a revision to the DP is required. 2. Sheet SP1 does not match the approve DP submitted with this plan. The 3 parking space shown north of the proposed building still show as a dumpster location on the DP. One of the plans will need to be modified so that the plans match.
